Services
Investor, developer and owner's representative are not three parties with three agendas. Whoever commits the capital also answers for design, budget and schedule.
We acquire land, existing buildings and development sites across the EU – as a principal investor or together with co-investors.
We conceive new buildings from use concept to detailed design – with architects and engineers we have worked with for years, in each local market.
We lead delivery as owner's representative: procurement, site supervision, cost and schedule control through to acceptance, letting or sale.
Approach
Every project passes through the same four phases. The sequence is not a formality: capital for the next phase is only committed once the previous one is complete and signed off.
Location analysis, title and planning review, notarised purchase. Outcome: a secured site with a robust use concept.
Design, cost frame, financing structure, planning permission. Outcome: an approved project with a fixed budget and timeline.
Procurement, site supervision, monthly cost and schedule reporting to investors. Outcome: an accepted building, on budget.
Letting or sale, asset management, warranty follow-up. Outcome: recurring income or a realised exit.

Dracarys SIA is registered in Latvia and works throughout the EU – wherever the fundamentals of a site and the legal framework allow a project to be delivered on our terms. Our investors come mainly from Germany, Austria and Switzerland; we work with them in German, English and Latvian, with local architects, notaries and contractors in each market.
